A Land Use Bylaw (LUB), is a Town bylaw that identifies a range of regulations that affect properties and land uses within the municipality. Sylvan Lake's Land Use Bylaw 1695/2015 includes:

  • Regulations for the use and size of land and buildings;
  • Land use districts, or zones, and the development standards for each; and
  • Permitted and discretionary uses for each land use district

Zoning

All land within the Town is given a land use district, or zoning, through the Land Use Bylaw.  Each district outlines the permitted and discretionary uses that could be built within that area.  Current municipal zoning districts include:

  • Residential
  • Commercial
  • Industrial
  • Direct Control

Land Use Bylaw amendments and rezoning

On occasion, changes or updates to current land use, text, or regulations are required.

Rezoning may be an option for you if the land use district does not allow the type of development you are considering. All rezoning applications require Council approval, as they require a Land Use Bylaw amendment.  To find out if rezoning is an option you can contact the Planning Department.
